Finding and securing good, affordable rental homes in London and around the UK is only the first challenge.
The problems can really start once your Assignee is living in the home and trying to get on with a productive job for your company. Every rental home will have some issues, but if the landlord fails to put things right it can spell ongoing misery for your Assignee’s family and lost revenue for your company.
I have 3 bits of great advice for you:
- Get the Tenancy Agreement/Lease terms right at the outset so the tenant has some power. Just one small example: it’s very smart to get a provision in there that enables you to serve notice on landlords requiring them to remedy issues within a certain time frame, failing which tenant will do so and deduct the costs from the rent.
- Carry out a pre-inspection walk through just prior to the start of the lease and make sure the landlord agrees to remedy any failings within a specific period. Get that in your offer letter and in the lease.
- Provide your Assignee with Tenancy Management support which is inexpensive but worth its weight in gold in these situations. The tenant needs someone on their side to make sure things get done – and it means your Assignee can focus on company business.
